The Higher Broughton Partnership, formed in 2004, is delivering innovative regeneration of approximately 30 acres of Higher Broughton. The partnership aims to create a wide range of family homes and community facilities. The partnership developed the first three phases of the site and is now working with national house builders, continuing to provide a range of high quality homes for its community. Ultimately, the regeneration of Higher Broughton, through the partnership, will provide more than 500 new homes to the area.

A vibrant new community for the future

As one of the first community regeneration programmes to take shape in Salford, Broughton Green is located off Bury New Road, only two miles from Manchester City Centre. Costing an estimated £120 million to regenerate the area, it is one of the most exciting projects taking place in the north west of England, proposing to establish a sustainable community with a wide range of mixed tenure homes, intertwined with comprehensive community facilities, shopping, sports and recreational facilities.

Overall, it is heralding a new beginning for the area, brought to fruition by an innovative development partnership between public and private sector partners including the Royal Bank of Scotland, national regeneration specialists Sigma Inpartnership, along with Salford City Council and Salix Homes.

Delivery

Broughton Green, the first phase of the project, is an innovative development of 177 properties, ranging from one and two bedroom apartments to seven bedroom homes.

The first phase of the project won the Best Overall Development title at the Manchester Evening News Property Awards in 2000. Broughton Green was also shortlisted in the Best Building - Residential category at the 2010 Salford Good Design Awards.

The second phase of 19 new homes at Vincent Street, with views over new playing fields, has also been completed.

The third phase of 52 properties including houses and flats at Devonshire Square has been completed and provides a mix of two and three bed houses and one and two bed apartments.

The Broughton Hub opened in September 2011 with a range of local services including a library, a youth club, a nursery, sports pitches, a trampoline hall, a council customer service desk, community meeting rooms and a Greater Manchester Police desk. The hub manages access to the new playing fields, developed at the heart of the project.

Next phases

Phase four of the project includes an additional boost for local housing provision with the proposed creation of 80 homes by developer Countryside Properties. A planning application for this phase, located between the playing fields and Leicester Road, was submitted in December 2011. Work is due to start later this year.

Plans have also been submitted for a new community facilities on the Bury New Road frontage. The proposals include a new medical centre, incorporating three GP surgeries, a dental practice, pharmacy and optician and a Tesco Express store.

Proposals for the development of the former site of Hanover Court have yet to be confirmed.
