Cadishead South Area Strategy

Cadishead South is located on the western edge of the City of Salford urban area. The study area contains a mix of uses, including industry, storage, vacant land, housing and Cadishead Park. There are a number of pressures as well as opportunities for change in the study area. This study was designed to understand these more clearly and ensure a comprehensive plan for the area. The key pressures and opportunities are:

  • general decline in heavy industry in the local area leaving sites vacant and/or underused;
  • increasing popularity of Irlam and Cadishead as a residential area with homes currently under construction on the former Clariant site in the north east of the study area;
  • opening of the A57 Cadishead Way bypass in September 2005, one of the key gateways into Salford, has significantly increased the visibility of the employment area, highlighting the extent to which it is underused, vacant or of poor appearance, and has changed the character of the former A57 Liverpool Road which is now a much quieter B road; and
  • housing and employment uses are often closely intermixed in the study area, potentially detracting from the amenity of residents and placing constraints on the operating conditions of businesses.

In July 2010, the council appointed a team of consultants led by Broadway Malyan to prepare an area strategy for an employment site in Cadishead. The consultants spoke with all major landowners in the area in early 2011 in order to design development scenarios for the future of the area. The emerging area strategy is seeking to provide guidance on how the area could be developed and its best future use.

Consultation

Public consultation on development scenarios was held from Thursday 17 February to Friday 4 March 2011. Following this Broadway Malyan reviewed their proposals and identified the need for additional technical surveys such as a noise assessment. These were completed for September 2011.

What happens next?

Following technical assessment the draft area strategy is being revised in autumn 2011. Once the council has decided on a preferred strategy for the area, there will be further consultation on these proposals before finalising and adopting the strategy. This consultation is expected to take place in early 2012.
