Gas safety for property owners and tenants

In the right hands gas is safe, but badly fitted and poorly serviced gas appliances can cause leaks, carbon monoxide poisoning, fires and even explosions.

How to stay safe

Buy a carbon monoxide alarm

Carbon monoxide is a poisonous gas. It has no taste, no colour or smell and carbon monoxide poisoning can make you seriously ill.

Carbon monoxide alarms are available from local DIY shops for £10 to £20 and work in the same way as smoke alarms.

Always get your gas appliances serviced regularly – a carbon monoxide alarm is no substitute.

Get your gas appliances serviced regularly

It could save your life. Unchecked appliances could be dangerous and regular servicing keeps them working properly, saving you money too.

By law all gas engineers must be registered on The Gas Safe Register.

Always use a Gas Safe registered engineer to fit, fix or service your gas appliances

You can find or check a Gas safe registered engineer by calling free on 0800 408 5500 or visit the Gas Safe Register website

Gas Safe registered engineers carry up to date ID cards with their own unique  and won’t mind you asking to see the card. Always check both sides of the card before letting them into your home.  If you’re in any doubt, ask the person to wait outside your home and call the Gas Safe register line to check they are genuine.

Gas leak?

If you smell gas or think there might be a gas leak put out any cigarettes or naked flames and turn off the gas at the meter. Open the windows and immediately call the gas emergency number on 0800 111 999.

Do you rent?

Your landlord must  have all gas appliances safety checked once a year by law and should service them regularly.

As a tenant always:

  • ask for a copy of the landlord’s current gas safety record before you move in or after the check has been carried out.
  • co-operate with your landlord and let a registered engineer in when a gas safety check or service has been done.
