Homeowners in demolition areas
The council, through Salix Homes, will assist homeowners who will lose their home through demolition to find a new home. A team of officers will be available to help and support you through the process, identifying your individual needs and preferences and assisting in locating a suitable alternative home.
The council will negotiate to buy your property at market value which will be decided by an independent valuation.
Alternatively you may consider a 'property swap'. This would depend on the availability of the new properties being built at that given time, but all efforts would be made to ensure that a property is offered to you that meets your needs. In the case of homeowners who have let their properties, your tenants will be offered re-housing.
Opportunity for homeowners
Homeowners will be provided with an opportunity to purchase a newly built home within the proposed Pendleton PFI area. Alternatively you can choose to move into a rented home, either a council property or a new housing association property.
Financial compensation
Home Loss Compensation and Disturbance Allowances are the two forms of compensation available.
Home loss compensation
In addition to the council purchase of the property at market value, all owner occupiers would also be entitled to home loss compensation. This is set at 10% of the agreed market value of your property or £4,700, whichever is the greater value.
Disturbance allowance
All reasonable costs associated with moving home as a result of the demolition plans will be paid by a disturbance allowance.
Reasonable costs include:
- removal costs
- disconnection and reconnection costs for telephones, cookers, washing machines and other plumbing
- removal and refitting of fitted wardrobes
- post redirection
- help in packing for the elderly or frail
- cost of moving and reerecting aerials and satellite dishes including cable and broadband connections
- lifting and refitting of existing carpets
- re-fitting of alarms
