Kersal/Charlestown Designation
Commencement of landlords requiring a licence to operate in a Selective Landlord Licensing area
Salford City Council hereby gives notice of the designation of elective Landlord Licensing in accordance with the Housing Act 2004 for the Charlestown and Lower Kersal area. This designation was made under The Housing Act 2004: Licensing of Houses in Multiple Occupation and Selective Licensing of Other Residential accommodation (England) General Approval (2010), pursuant to section 82, of the Housing Act 2004 and was made on 28 September 2010. The designation will commence on 1 January 2011 and will last for five years.
Under the scheme, private landlords who rent out a property which falls within this area will be required to apply for a licence. The designation may be inspected at Salford Civic Centre, Chorley Road, Swinton, M27 5BY.
After 1 January 2011, the consequences of failing to licence a property that is required to be licensed include a criminal sanction of a fine of up to £20,000, having a rent repayment order, interim management order or final management order made against them.
