Duchy and Pendlebury
The Duchy and Pendlebury Renewal Area consists of the land and buildings bordered by: the rear of Egmont Street to the east, the disused railway to the north, Broomhall Road and St John Street to the west and the rear of Johnson Street and Duchy Road to the south.
Progress to date includes:
- A series of Block Improvement/Environmental Schemes have already directly benefited 89 of the 254 properties (35%) in the Renewal Area.
- A introduction of an alleygating scheme with the support of local residents, which has directly benefited 87 properties
- The Duchy Clearance Area was declared in January 2005 and demolition has started on the 116 properties, (77% of which were found to be unfit for human habitation). Once cleared, this site will be re-used for private family housing.
- The Duchy Bank Redevelopment Scheme introduces 37 new private family homes into the area. It has been developed in direct partnership between Salford City Council, Great Places Housing Group and residents from within the Clearance Area. The development was completed and launched in March 2008.
Residents affected by clearance are offered Relocation Assistance. Some of those affected have chosen to acquire new properties on the Duchy Bank Re-development Scheme. This relocation policy has been well received and supported by those affected.
- Work has begun on an Environmental Improvement project to improve the aesthetics of the railway bridge at the end of Bank Lane (lead by Groundwork Manchester, Salford and Trafford).
- The City Council and the Salix HMR Team are now leading a partnership group seeking to attract a developer to design and construct new family homes on the Duchy Clearance Area site once it is cleared. A Development Brief for quality family housing will be advertised to attract investors in the near future.
