Ordsall housing regeneration: at the heart of everything
Since May 2006, when LPC Living and Salford City Council signed the Ordsall Development Framework, the regeneration of the area has developed at an astounding rate. Over 500 new homes are already built or under construction. A new school has been built and a planning application submitted for a new shopping centre. Investment in new and improved open space is also underway.
The Development Framework
Our partnership work in Ordsall is based on a Development Framework, prepared by architects BPTW in consultation with local residents, and endorsed by both Ordsall and Langworthy Community Committee and the council in 2004.
The framework is not intended to be a blueprint for the development of any particular site but proposes a number of environmental and infrastructure improvements that would benefit the estate, identifies sites suitable for redevelopment, sets out key principles to guide development and illustrates possible building footprints.

Impact on council stock
There is no intention to demolish good, existing housing stock as part of the proposals. It is envisaged that the housing stock in this area will benefit from both 'Decent Homes' investment brought forward in options developed as part of the citywide Stock Options Review as well as benefiting from improvements in the area identified in the development framework.
Implementing the plans
LPC Living has already completed 300 new homes in Ordsall, including Quay 5, a £24m scheme of apartments on Ordsall Lane, and Radclyffe Mews, a development of 31 family homes and 3 apartments next to Ordsall Hall.
Work is currently underway to build 260 new family houses and apartments at Hulton Square, next to Ordsall Park. The first phase, due for completion in Spring 2009, has already been sold and marketing of the next phase is underway. Some of the new properties are available to buy under LPC Living’s Launchpad scheme and the Government’s First Time Buyer Initiative. More information can be found on LPC’s website.
The new £6.5 million Primrose Hill primary school and children's centre, was completed in September 2007. The school accommodates 315 pupils and also incorporates an 83 place children's centre providing education, health, social care and day care facilities for the local community.
LPC Living submitted planning applications in April 2008 for the next phase of development: mixed-use development on the site of the former Radclyffe School. The scheme includes a 50,000 sq ft supermarket, 25,000 sq ft of additional retail space and 282 apartments and houses An artist's impression of the scheme can be downloaded below.
Improvements to the open space at Monmouth Park in South Ordsall were completed in July 2008. Work will also start soon to implement a Masterplan to improve Ordsall Park, the second oldest park within the city.
Each phase of the development carried out under the development agreement is subject to consultation with local residents. Consultation events have recently been held for the next phases of regeneration, including redevelopment of the old District Centre and former St Clements primary school site. What else is happening in the area?
The council has adopted Planning Guidance for the redevelopment of Ordsall Riverside.
Heritage Lottery funding has been approved for the refurbishment of Ordsall Hall, one of only six Grade I listed buildings in the city.
A new academy school is due to open in Ordsall in September 2011.
