Incentives
The team has developed a number of free incentives including the provision of fire safety, a security system and an Electrical Periodic Report. We can also contribute to either UPVC double glazing or a new central heating system. If you have not already taken advantage then please contact the team for more details. The funding is time and budget limited.
Tenancy deposit scheme
From 6 April 2007, all deposits taken by landlords for Assured Shorthold Tenancies in England and Wales, must be protected by a tenancy deposit protection scheme. From this date, tenants should ask their landlord about the details of the scheme when signing a new tenancy agreement.
Salford safe deposit scheme launched
Good quality private rented accommodation is available throughout Salford. We want to help more individuals and families to take up private rented tenancies, managed by landlords who are members of Salford's Landlord Accreditation Scheme. The aim of the scheme is to provide assistance to people who can't afford to pay cash deposits. The Safe Deposit scheme is only available to properties that have been accredited through the Landlord Accreditation Scheme.
Landlord training
A one day training course has been developed in conjunction with the NLA. The Foundation course is a one day event to help both new and experienced landlords to develop their professional skills. The main issues covered include, finding tenants, setting up and managing a tenancy, keeping records and repair and maintenance obligations. It offers an excellent opportunity for landlords to network together and discuss ideas, problems and possible solutions. The training will be held on Friday, 3 October 2008 at Salford City Councils Civic Centre. If you would like to attend at the discounted rate of £40 (£80 normally) then please complete the pro-forma below and send a cheque payable to Salford City Council.
Christmas Forum
The next Christmas
forum is due to take place on Tuesday 2 December. The event will follow on from previous years and will
include a buffet with refreshments. The team have secured Paul Shamplina who has runs a company called
Landlord Action and who has also appeared on "Tenants from Hell". Paul Shamplina will give
a presentation along with updates from LAS and Landlord Licensing.
