Since April 2006, certain landlords who rent out private accommodation may be required by law to obtain a landlord licence from the local authority.
If you live in a property that has:
- three or more storeys (floors) and
- with five or more tenants and
- which who form two or more households
or
- a privately rented property in Seedley and Langworthy
then your landlord requires a licence to rent out the property. If your landlord has not applied or obtained a licence for this property, the the following actions could be taken:
- You may be able to claim your rent back, you can apply for a Rent Repayment Order, which if granted will mean you can claim back the rent you have paid to the landlords during the period the landlord and property were unlicensed (upto a period of 12 months)
- Your landlord could be fined, a fine of upto £20,000 can be imposed, if you landlord is found guilty of not getting his licence
Your landlord is not allowed to evict you soley in order to reduce the number of people living the property, so that he doesn't have to obtain a licence. If you think this has happened to you, then contact the Landlord Licensing team, confidentially on 0161 793 3344.
