Salford Housing Needs Assessment 2007

Fordham Research Limited was commissioned to carry out this study in order to provide the evidence base for a number of key pieces of work including Salford's housing strategy, other key strategies, and the development of planning documents.

The housing needs assessment has identified:

  • the future housing need
  • level of affordable housing needed by size and type
  • housing need of particular groups i.e. households with support needs, and Black and Minority Ethnic communities
  • key influences and drivers of housing market change.

The study has provided a wealth of information, data and a robust evidence base on:

  • Current housing market, covering house prices, tenure, migration, travel to work, overcrowding, private rented sector, student households, key workers, and financial capacity
  • Current and future housing need
  • The requirements of different household types - households with support needs, Black and Minority Ethnic households, Gypsy and Travellers & Travelling Showpeople
  • Policy implications in respect to housing markets, new housing provision, targets for affordable housing, and overall housing targets
