Ordsall Riverside Planning Guidance

This guidance relates to the planned transformation of the Ordsall Riverside area of Central Salford into a mixed use area. It covers land between the A57 Regent Road in the north, the River Irwell/Manchester Ship Canal in the east, Ordsall Lane in the west and Trafford Road in the south.
Policy MX1 of the adopted UDP allocates Ordsall Riverside as a mixed-use area. The aim of the policy is that transformation into a mixed-use area should be gradual and managed, and not at the expense of the provision of local employment opportunities.
Central Salford URC, in partnership with the city council, commissioned consultants, Urban Initiatives, to prepare a masterplan for the area. This document has not been approved by the city council and is not considered to be a material consideration for planning applications. However, the masterplan has been used as the basis to inform the preparation of the planning guidance and is available for download as a background document from the link at the foot of this page.
The guidance establishes the context for pre-application discussions with landowners and developers, serves as a material consideration in the determination of planning applications within the area, and facilitates the delivery of the masterplan through directing section 106 contributions to fund and implement the proposed public realm and infrastructure works.
Public consultation
A draft of the planning guidance was subject to public consultation from Friday 25 January 2008 until Thursday 6 March 2008. The city council has considered the representations received during the consultation period and have incorporated these into a revised version that was adopted by the city council on 15 July 2008.
