South Clarendon and Aylesbury Close area
The proposal for the South Clarendon and Aylesbury Close area is to refurbish the properties. As a tenant living in the area, your home will be refurbished to meet the government's Decent Homes Standard. The improvements will ensure that your home will meet and maintain this standard throughout the whole length of the PFI contract (30 years).
There is also scope for the estate to be remodelled, creating some individual drives and gardens and making better use of open space. The estate remodelling proposals will be developed after further consultation with you so that local community priorities and views are taken into account. This may result in a small number of properties needing to be demolished, but if so this will be minimal. At this stage we cannot say where these properties might be, because the PFI contractor needs to be able to plan the detailed work for the area. Tenants will be fully consulted on the designs as they emerge.
The proposals have taken account of:
- the responses to the consultation to date
- an assessment of the affordability of the proposals across Pendleton
- what can be delivered within this area
- the need for all properties to meet the Decent Homes Standard as a minimum
What does this mean for me?
When the works begin it is unlikely that you will need to move out of your home as we will aim to cause as little disruption as possible.
If you are a homeowner or leaseholder, we will work with you to provide an opportunity for your home to be included in a work programme but this is likely to be at your own expense if you wish to take part. As the estate is to be remodelled, this will enhance the external appearance of this area resulting in much better use of open space, which will ultimately benefit you.
When will this happen?
We need to work with you on developing the proposals further and how the works will be delivered. The timing of the refurbishment cannot be decided until the PFI contractor has been selected and has been able to plan the work for the whole of the Pendleton PFI project. At this stage it is likely that all refurbishment will be completed between 2011 and 2016. More specific timescales will be published in late 2010 to early 2011.
What happens if I need any repairs or essential improvements now?
Salix Homes will continue to manage your property and be responsible for any repairs and essential improvements required until the PFI contractor is appointed. You should continue to use all the Salix Homes contact details already supplied to you.
