Crescent

Salford City Council and the University of Salford have appointed The English Cities Fund (a Joint Venture between Homes England, Legal & General and Muse Developments) as developer partner to deliver the Crescent masterplan - a major regeneration programme which will be delivered over the next 10+ years.

It represents one of the largest development opportunities in the country and is the next major key development in the continuation of regeneration taking place across the city.

The vision for the future of the Crescent area is set out in the Crescent Development Framework, which was developed jointly by the council, the University of Salford and the English Cities Fund and approved by the council in January 2021.

The framework provides an up-to-date, robust planning framework and clear vision to ensure the area becomes a successful, vibrant new city district. The proposals aim to create an inviting, attractive and unified place which provides a range of quality homes, generates jobs, improves knowledge and enhances the wider Salford economy. The framework promotes a radical improvement to public realm and sustainable transport, the celebration and enhancement of the area’s green, blue and heritage assets and the establishment of strong physical connections between the University Campus, Crescent Innovation zone and surrounding communities, to create a coherent, modern, connected place benefiting existing and new residents, students, workers and visitors.

The framework splits the area into six development zones – each with its own vision, identity and mix of uses:

  1. Health and Innovation District
  2. Parks and River
  3. UoS Peel Park Campus
  4. Transport Hub
  5. Adelphi Village
  6. The Crescent

Social value

Maximising social value outcomes is a key priority of the partners. We will work with communities within and surrounding the Development Framework area to understand local challenges and opportunities to leave a positive, long-lasting legacy. There is a huge opportunity to harness the wealth of talent across the area and utilise the University’s world-leading research to collaborate with industry to enhance skills and job opportunities for the local population and deliver sustainable, transformational change to benefit the city and wider region.

Sustainability

Sustainability will be at the heart of future development proposals. The existing green assets across the area, combined with the scale of potential development, mix of uses and opportunities for delivering significant public realm improvements and a range of sustainable transport solutions, means the development provides a unique opportunity to lead the way in the drive to carbon neutrality.
