Planning decisions

An application can be either approved, normally with conditions or refused with a justified planning reason.

The council has decided that in the interests of greater efficiency a significant number of applications can be decided by officers of the council using a 'Scheme of Delegation'.

In these matters the case officer will prepare a brief report for development control managers who will make a decision to approve or refuse the application, and impose any conditions deemed appropriate. The decision notice will then normally be dispatched to the applicant (or agent) on the same day or the following day.

Although most applications are decided by the Development Control Manager in accordance with an approved scheme of delegation, applications for major development, or when objections are received, together with certain other categories of development, are determined by the Planning and Transportation Committee.

Decision notices, together with other planning documents, can be obtained by the submission of a request in writing with the appropriate fee as detailed below:

  • Copy of decision notice (Planning) £16.00 each
  • Copy of approval notice (Building regulations) £16.00 each
  • Copy of completion certificate (Building regulations) £16.00 each
  • Copy of appeal decision notice (Planning) £16.00 each
  • Section 106 agreement (Legal document) free
  • Copy of Tree Preservation Order £20.00 each

  • Two copies £23.00 plus VAT 
  • Three copies £23.50 plus VAT
