Tenants in demolition areas
The council, through Salix Homes, will assist tenants who will lose their home through redevelopment to find new accommodation. A team of officers will help and support residents, finding out individual needs and preferences and supporting you in identifying a suitable new home.
Registered Social Landlords (RSLs), also known as housing associations, will also play a part in re-housing tenants, offering homes to rent.
Tenants being re-housed because of council regeneration plans will be given a Band A rating in Salford's Choice Based Lettings system i.e. the highest priority category.
What will happen to my 'Right to buy'?
Tenants who transfer to another council home will keep any accumulated discount for 'Right to Buy'. The council will also endeavour to ensure that tenants who move to a new home with a Registered Social Landlord will retain their ability to buy their home.
Can I consider moving to a housing association home?
Yes. We will work with our housing association partners to ensure that renting this type of property is an option available to you. Any tenant affected by demolition will be given priority to rent or part buy housing association owned homes depending on your individual circumstances. You will need to discuss this with a Salix Homes officer during the home visits made.
What if I want to buy a new property?
There will be the opportunity to consider purchasing a newly built home within the proposed Pendleton PFI area. This cannot, however, be guaranteed and will depend on your individual circumstances. If you want to buy your own home in the Pendleton area, we will work with you to examine the opportunities available for you to buy and what financial packages will be available.
What financial compensation will I be entitled to?
Home Loss Compensation and Disturbance Allowances are the two forms of compensation available to tenants.
Home loss compensation
The maximum home loss compensation payment is set by the government and is currently £4,700. This is paid to tenants whose home is to be demolished providing they have lived in their property, or been a council tenant for the past 12 months. The amount paid will be calculated on the individual’s circumstances at the time of moving (i.e. the maximum figure less outstanding debts to the local authority)
Disturbance allowance
All reasonable costs associated with moving home as a result of demolition plans will be paid through a disturbance allowance.
Reasonable costs include:
- removal costs
- disconnection and reconnection costs for telephones, cookers, washing machines and other plumbing
- removal and refitting of fitted wardrobes
- post re-direction
- help in packing for the elderly or frail
- cost of moving and re-erecting aerials and satellite dishes including cable and broadband connections
- lifting and re-fitting of existing carpets
- re-fitting of alarms.
