Property details

Buile Hill Park is conveniently located within the city and benefits from excellent links to surrounding destinations, the A6 which offers links to the greater region is approximately 0.6 miles away. Whilst other notable destinations are within easy access, Manchester Centre being 2.5 miles, MediaCityUK 2 miles and Salford Royal Hospital 1.4 miles.

The available site amounts to circa 1.46 Acres (0.594Ha) is part of an old council works depot and adjoins the Grade II listed Buile Hill mansion designed by Sir Charles Barry who also designed the Houses of Parliament.

The site currently contains a number of redundant buildings which will need to be demolished before the site can be fully utilised. Whilst the council does not consider the redundant buildings to be worthy of retention we are happy to discuss this with interested parties along with responsibility for any demolition /site clearance works.

As part of the mansion restoration proposals it is intended to create a new parking area directly adjoining the land available to lease that will serve the needs of both the mansion, the banqueting suite, wider park users along with the needs of the subject site. The plan attached indicates the current view on car parking numbers. The car parking area may be able to flex to accommodate a proposal if the proposal is of a calibre to justify such action.

The park itself is accessed via several pedestrian entrances with vehicle access, available from Eccles Old Road.

Buile Hill Park

Covering an area of approximately 35 hectares, it is the largest public space in the city and well used. Over recent years the Park and Mansion have suffered due to a lack of investment but the council, driven by its vision ‘to create the best possible quality of life for the people of Salford’, is now fully committed to the restoration of the Mansion and the improvement of the Park informed by the requirements and facilities considered essential by stakeholders and the local community.

The Grade-II listed Buile Hill park and mansion have played a significant role as a focal point in the history and development of Salford, offering a place for relaxation, recreation, and enjoyment.

Mansion proposals

The mansion is set to be brought back to life for community benefit including use as a wedding venue. Downstairs a café and toilet facilities will sit alongside community and heritage exhibition space and a function room.

The first and second floors will house Salford’s Registry Office which will move from the Civic Centre in Swinton to register births, marriages and deaths and provide a unique venue for weddings, civil partnerships, renewing vows and baby naming and citizenship ceremonies and associated celebrations. There will also be additional space for community and business use.

The council would be particularly interested in proposals which include uses with a creative, educational or community focus that are complimentary to the mansion proposals and wider strategic objectives for the park.

Expressions of interest

The council are looking for innovative and creative ideas for this unique opportunity within the Grade-II listed park.

Proposals will need to consider the historical setting and community use of the adjoining facilities, whilst also complementing the forthcoming re-development of Buile Hill Mansion.

We believe the site offers a fantastic opportunity for a range of potential uses and we would welcome proposals that are sympathetic and complimentary to the history of the both the mansion and wider park setting. We are keen to see proposals that will attract people into the park and provide facilities and services that will support our vision for a vibrant and attractive setting for residents and visitors.

Planning

Letting method

The whole of the land is available to let, interested parties must provide a written expression of interest to be submitted by 29 April 2022 to include:

  • Details of the party(s) making the offer
  • Indicative proposals, including sketch layouts and brief description.
  • An outline project programme showing costings of the proposals.
  • Details of experience in the delivery of the proposed use or similar projects
  • Evidence of funding to deliver the proposals
  • Financial offer and details of required lease arrangements
  • Other information felt appropriate
