Housing need and availability in Salford

There is a severe shortage of affordable housing in Salford, with many more people/families in need of affordable housing than is available.

Need and demand for housing

Currently, every day there are between 5,000 and 5,500 applicants (and their families) who are registered on Salford Home Search (Salford’s housing register) and are in need of affordable housing.

If we compare this number, with the number of homes that become available for let on Salford Home Search, this is significantly lower.

In the 12 months between April 2023 and March 2024, there were only 728 households/applicants rehoused via Salford Home Search.

Although there are only a few, very large families that need housing, only a very small number of family sized homes become available to rent each year. Over the last 5 years for example, there has only been 1 x 5 bedroom home available for let through Salford Home Search.

Families waiting for 3 and 4 bedroom homes are likely to be waiting years for a home.

6 bedroom homes almost never become available.

Adapted and accessible housing

Although the numbers of applicants who need a home on one level or which are adapted are smaller, it is even harder to find homes that can meet their needs.

This is because there are even fewer homes that are all on one level, only have a few steps or are adapted.

Households waiting for this type of accommodation are likely to be waiting even longer than those who can climb stairs or live in a block.

If an applicant has been waiting a very long time, then the likely reasons for this are:

  • Those applicants who have a number of different housing needs and problems are winning bids
  • The type of home the applicant needs, if this is accessible or adapted housing has not become available
  • The applicant may be restricting their choices by:
    • Only bidding on homes that are houses and not flats
    • Only bidding on homes in a small number of areas

Some applicants may never be rehoused through Salford Home Search, because there will always be other households with greater housing needs. Applicants should always consider private rented housing as an option.

To increase their chances of being rehoused applicants should consider living in as many areas of Salford as possible, and consider living in flats as well as houses.
