Greengate

Greengate is the medieval heart of the city of Salford and lies on the Salford - Manchester border. The area covers some 13 hectares and is bounded by the River Irwell, Victoria Bridge Street and Chapel Street, Blackfriars Road and Trinity Way, which forms part of the Manchester inner ring road.

Following some early development in the area in the mid-2000’s including the Abito Spectrum apartment developments, the council identified the need for a co-ordinated approach to development across Greengate and a Development Framework and Planning Guidance document was prepared.

Both the Development Framework (2005) and Planning Guidance (2007) identified the need to re-connect the area with Manchester City Centre and set a high design quality benchmark to create the context for inward investment and development across the area to help accelerate redevelopment of large swathes of derelict and brownfield sites, including a significant concentration of surface car park sites. A key catalyst project was the creation of Greengate Square, a £13m public realm scheme which completed in 2013 and provided 2,7000sqm of high quality new public realm which radically changed perceptions of the area.

Following the completion of Greengate Square, the area has seen unprecedented levels of developer interest and a large number of residential and commercial developments have been competed since 2017 including: Anaconda Cut, One Greengate, City Suites 1, City Suites 2, Embankment West, Embankment 100 and Embankment 101.

To ensure that the council’s planning policy and development guidance provides a clear direction on what needs to be achieved across the area to ensure it becomes a successful and vibrant community and updated Greengate Regeneration Strategy was prepared and approved by the council in 2018. This new strategy responds to the developments completed over recent years and highlights the opportunities provided by underutilised sites.

The strategy also highlights the importance of delivering further high quality public realm and connectivity improvements across the area including the creation of a new Greengate Park and connecting spaces and the creation of the Greengate Boulevard to link the existing Greengate Square together with the new park and Market Cross to the revitalised Collier Street Baths.

The council’s overarching vision for Greengate is:

“To deliver a dynamic residential and commercial place with an exceptional public realm. Greengate will be a focus for both residents and visitors alike, building on the current strong brands within the area and developing exciting new opportunities. The area will witness the regeneration of important historical aspects of the Collier Street Baths and the Market Cross. The delivery of Greengate Boulevard will provide a new key route linking Collier Street to the Market Cross and Greengate Park onwards to Greengate Square.”

The area continues to be a focus for significant levels of development activity, with significant levels of development activity on-site in 2022 and a number of sites with planning permission expected to commence in the near future. The council is working positively with developers across the area to help us to deliver our vision for the area, as set out in the Greengate Regeneration Strategy (2018), which can be downloaded below.
