The planning submission for the proposed development at St Lukes has now been validated. You can see the application and the associated documents on our Public Access system, the reference number is: 21/78267/FUL.
This will provide 68 new homes on the vacant former school site. The scheme will deliver, 18 one-bed apartments, 18 two-bed apartments, eight two-bed houses, 16 three-bed houses and eight four-bed houses.
These will include homes for affordable and social rent, sale and private rent. The development is being built to high energy and space standards, it will provide a range of flexible and adaptable homes, include wheelchair accessible properties. This will mean a range of needs and aspirations will be met and a mixed, balanced and sustainable housing offer and neighbourhood will be created.
A planning decision is anticipated before Christmas, and subject to this, it is anticipated to start on site spring 2022 and complete spring 2024.
Local builders and suppliers will be used to boost the Salford economy and contractors are required to maximise ‘social value.’ This means offering training and apprenticeship opportunities to local people during construction, working with local schools to offer advice and information about careers in construction, buying local products where possible and taking care of the environment.
Contractors will be required to abide by the code for Considerate Constructors Scheme which includes site management plans to mitigate the impact of the development on neighbours and compliance with any coronavirus regulations in force at the time.
This scheme is being developed in partnership with the city, Dérive and Inspiring Communities Together. On completion the homes will be purchased by Dérive (providing social and affordable rent, private rent and sale) and Inspiring Communities Together (providing social and affordable rent).
All affordable homes will be let to households on the council’s register in line with the approved allocations policies. These will be well managed using good quality housing management policies and practices.
We will share information with ward councillors, neighbourhood managers and existing community networks and ask them to feedback local views during the course of the development. News and information will also be publicised through Salford City Council’s usual channels such as our quarterly Life in Salford magazine, website, Twitter and Facebook.
