We know that sometimes it’s not easy being a landlord. You need to act quickly, efficiently and legally when problems happen with tenants.
Our free landlord advice service can help you with everything from rent arrears to disputes with your tenants. We can often settle disputes early on before they get to the legal stage which benefits everyone or we can help you serve Section 21 or Section 8 notices correctly.
When it comes to finding the right tenant, managing your property and guaranteeing rent, we offer competitive rates for our Property Link service. We have established and effective links with other council services from regulatory services to welfare advice, should you or your tenant need any support. We also work closely with local partners such as JobCentrePlus to support tenants claiming Universal Credit.
We offer four levels of service – bronze, silver, gold and platinum depending on whether you want us to simply help you find a tenant or completely manage the property and guarantee rent.
Standard let only service for a one off fee.
Cost: £60 one off fee
Premium let only service is suitable for landlords who want to avoid the stress of finding tenants but want to manage the property themselves.
Cost: £200 one off fee
Our property management service means we’ll do all the work to let and manage your property.
It includes all the services from our silver service plus:

Our private sector leasing service guarantees your rent as well as providing a full tenant and property management service. It's the ultimate stress free way to enjoy being a landlord.

We aim to keep the paperwork to a minimum but there are certain conditions that must be met before we can lease your property. And we’ll expect you to work with us and stay in touch.
If your property is mortgaged you’ll need your lenders agreement to let all or part of it.
The property must be fit to live in and maintained to a decent standard. It must pass/
will be subject to a Housing Health and Safety Rating System (HHSRS) assessment before being let.

We will advertise your property with photos, full details and any tenant requirements you have on Salford Home Search which reaches 6000 people looking for homes. Many people check it every day. We also work directly with people who need accommodation so can directly match your property to suitable tenants.
How much rent will I receive?
It depends on how big the property is, what area it’s in and which of our packages you choose. We’re happy to discuss your needs; please speak to one of our advisors to decide what suits you best.
Do you provide a rent guarantee scheme? If so, how long for?
Yes we do, depending on the package of support you choose. We’ll start by putting your property on the rent guarantee scheme for a maximum of 12 months and review it after that.
How much will it cost to let my property through Salford Property Link?
We offer four levels of service depending on whether you want us to simply promote your property, manage the let or manage both the tenancy and property.
You choose which package suits you and pay accordingly.
Will I need to provide anything for the property?
We will request the gas safety certificate, electric installation condition report and an energy performance certificate. Please see What we expect from landlords for full details.
Will you need to complete an inspection of the property?
Yes, we will visit and inspect the property to make sure it meets the necessary criteria. We’ll work with you to find a convenient time and provide a full report. Please contact an advisor for more details.
Do you provide a repair and maintenance service?
That’s our aim and we’re working to get this in place. Please check with an advisor for the latest information.
What checks will you complete to make sure the tenant is suitable?
We will take up references, carry out credit checks and complete an income and expenditure assessment with each potential tenant to make sure they can afford to rent your property. We can also help them with benefits advice and claims if necessary to ensure they can meet the rent.
How involved will I be in the day to day running of tenancy?
You can have as much or as little involvement as you wish. Just choose the package of support that best suits your needs.
Do I need to inform my mortgage lender before I let my property?
Yes, you must have permission from your mortgage lender before you can let your property. If you are looking to buy a property to let you may be able to obtain a buy to let mortgage.
