Local information requirements: Affordable housing statement

Types of application that require this information:

  • Residential development on sites over 1 hectare in area, irrespective of the number of dwellings;
  • Housing developments of 25 or more dwellings.

Details of what should be included:

  • The number of affordable residential units;
  • The mix of affordable units in terms of house type (i.e. dwelling, apartment);
  • The mix of affordable units in terms of tenure (i.e. social rent/shared ownership) and size (number of bedrooms and gross floor space);
  • Plans showing the location of affordable housing units accompanied by a schedule of accommodation which contains details of the net internal floor area and bedrooms for each plot;
  • How the affordable housing units are to be managed, allocated and let to meet need; (Where this involves a Registered Provider (RP) their details should be provided.)
  • Details as how the affordable homes will remain affordable in perpetuity.

For outline applications, where it is not possible to specify the affordable housing provision in detail, a statement of intent should be submitted outlining how affordable housing is intended to be provided and whether the site will comply with the provisions set out in the SPD.
