Details of what should be included

  • A statement explaining the applicant’s justification for development within the green belt having regard to local and national policy. The statement should be proportionate to the use proposed and include the following elements (as applicable):
    • An explanation as to whether the use proposed falls under one of the exceptions to green belt policy or is ‘inappropriate development’ in the green belt
    • Where the use is considered to fall under one of the exceptions to green belt policy, the specific criteria/ category applicable should be identified and a justification provided
    • Where the use is ‘inappropriate development’ in the green belt, a full and detailed explanation of any ‘very special circumstances’ that the applicant believes to exist to justify the development should be provided
    • Where applicable volume and floor space calculations should be provided including:
      • The original building (a building existing on 1 July 1948 or a building constructed on or after that date)
      • All existing extensions to the original building
      • Any demolition of the original building proposed
      • Any demolition of an existing extension(s) proposed
      • Any proposed extensions
      • Any proposed new buildings
